Let's Talk

Villa Living

Could villa living be right for you?

I've researched villa communities across the Omaha metro through the MLS, school district by school district.

It's worth knowing early on that "villa" doesn't mean the same thing in every community. HOA fees, what the association maintains, and who is responsible for the exterior all vary from one neighborhood to the next. Two villas that look alike from the street can come with different fees and different rules. I'll walk you through the specifics of any community you're considering.

Questions worth asking about any villa community

  • What does the monthly fee include, and what stays your job? Exterior paint, gutter cleaning, window washing and even the roof are covered in some communities and not in others.
  • How have the fees changed over the last few years, and have there been any special assessments?
  • How much does the association keep in reserve for future repairs?
  • What are the rules on fences, landscaping, exterior changes, pets and renting the home out?
  • Is the community age-restricted, such as 55 and over?

The HOA's current rules and budget answer most of these questions, so ask for both before you commit.
