Right-Sizing in Omaha
The Right-Size Guide
Deciding whether to stay in your current home or make a move is a personal decision. This guide is designed to help you explore your options, understand what matters most, and find the right fit for your next chapter.
My goal isn't to convince you to move. It's to help you make the decision that's right for you.
A ranch-style home is one of the many shapes right-sizing can take.
Nobody wakes up certain it's time to move.
The thought of moving usually starts more quietly than that. The yard starts to eat a whole Saturday. The snow season feels longer every year. You find yourself doing the math on what a new roof would cost.
For a lot of homeowners, the real question isn't about selling a house at all. It's about what the next ten years should look like, and that's where this guide starts.
You don't necessarily need to move. You need to understand your options.
Check whatever sounds familiar

Why I say right-sizing, not downsizing.
People say downsizing, and that word can sound like giving something up. That's why I prefer a different word. Right-sizing is about finding the home that fits the life you want to live from here on. Sometimes that home is smaller, and often it's just different: one level, less lawn, a better kitchen, a shorter drive to the grandkids.
Main-floor living
The bedroom, kitchen and laundry are on the same floor, with no stairs in between.
Light and open
The rooms are laid out for the way you cook, host and unwind.
Less to maintain
You have fewer projects on your list, and more time for everything else.

The Right-Size Roadmap
The Roadmap has eight steps. You're welcome to stop after the first step and pick it up again whenever you're ready. Sometimes knowing where you stand is all you need.
Let's talk
What does life look like today, and what would you like it to look like?
Stay or move?
We weigh staying and moving honestly. Sometimes staying put is the right answer.
Know your numbers
We look at your home's value, the real cost of selling, and what your budget for the next home would be. Find out what your home is worth
Explore
We explore the options: villas, maintenance-provided communities, ranch homes and new construction.
Prepare
We work out what your home needs before you sell it and, just as important, what it doesn't need.
Sell & buy strategically
We plan the right order and timing, so you don't end up owning two homes, or no home at all.
Make the transition
I point you to local help for the move, from movers to estate sales to contractors.
What's next
I'm still a phone call away after closing.
Where villas fit in
For many people, right-sizing means moving to a villa, where the association looks after the lawn and the snow. My Villa Living page covers where the villa communities are and the questions worth asking about them.
Why I Wrote This Guide
I've lived in Omaha my entire life, and one thing I've learned through years of business and real estate is that taking care of people always comes first.
As a Realtor, I've talked with many homeowners who have spent years in their homes and are beginning to wonder what their next chapter might look like. Maybe the house feels too big, the maintenance is becoming less enjoyable, or they're simply ready for a different lifestyle.
I understand those feelings because I've recently gone through the right-sizing process myself.
My wife and I recently moved into our own right-sized home. Going through that experience gave me an even greater appreciation for everything involved in making a move. It's not just about finding another house. It's about deciding what matters most, planning for the future, and finding a home that fits the way you want to live.
I've experienced firsthand the decisions, emotions, excitement, and challenges that come with making that transition.
That's one of the reasons I created this guide.
I want to help Omaha homeowners understand their options before they feel pressured to make a decision.
To me, right-sizing isn't necessarily about moving into a smaller home. It's about finding a home that better fits your life today and in the years ahead.
Sometimes that means moving into a villa or a home with less maintenance. Other times, it means staying right where you are.
My goal isn't to convince you to move. It's to help you make the decision that's right for you.
And if I can help make that process a little easier by sharing both my professional knowledge and personal experience, that's what I enjoy most about being a Realtor.
